Thanks, Brendon, for the info, Also I forgot to mention in my post, we are looking for a light/medium rehab as well; we are not ready to go for a full rehab since we are just starting. I will check out that zip code. 

For that zip code, what neighborhood would you rate it as B+-, C+-?

Hello everyone, my business partner @Mark Mariam and I based out of Los Angeles, CA (IT background). Looking to invest OOS in Houston, TX, or its surrounding cities using the BRRR strategy current capital ~40k and will use HML to fund the rest of the deal, looking for 120K ARV SFR B/C+ neighborhood. My real estate experience was in Notes,1st NPL, and one of my notes transaction was related to Houston (NE area). Switching now gears to BRRRR.

My questions are

1- Would be great to get a recommendation on which parts of Houston fall under that criteria? 120k B/C+ Areas
2- I would love to connect with Wholesalers/Agents to start sorting out deals. 
3- Any recommendations on HML lenders?

We will be in Houston by the end of this month! It would be great to get some insights.
