I m looking for recommendations on experienced licensed General Contractors to fully renovate and convert 2 Multi families into 6 condos in Dorchester, Boston.

I m looking for quality GCs that are currently NOT over committed as this project has a start date of about 10 days.

Key points desired on GCs:

-quality work and reasonable pricing

-familiarity with this type of construction

-adequate men power to handle the renovation of both buildings simultaneously.

-prompt availability

-knowledge of Boston's strict Building Code

Lender went MIA and I need a last minute financing or JV to continue the project. It is under agreement and ready to close. Conversion of 6 condos in Dorchester. Looking for $2.7M. Offering 20% equity on profit on JV. Condos will sell at $600K each. Will consider hard money options as well.

Good evening everyone, I own a new brokerage in Boston MA  and have been trying to expand my rental team (huge business in rentals around here) more actively in the past few months. One of the strategies i have seen in the past was sending post cards or some sort of material to agents that recently got licensed. I ve tried to find such lists online in the hopes it would be public information as most things are today, but had no luck. Has anybody tried this strategy before? Or, does anybody has any tips on contacting new agents that are trying to get into apartment rentals?

Hello Ray,

Thanks for all your info, it is great to hear that all the struggles you went thru are making you a better professional, we all welcome that! I m local in Dorchester more specifically Adams Village and have done a few flips and one condo conversion (Ashmont Hill last year), but it was a 2 family. I just closed on 3 family in Fields Corner and plan to keep it as an investment property for a few years until Dot Block is up and prices hopefully better. I would like to ask you if you could share how much per sq foot it costed you to install the sprinkler system with the pump and tank. I m going thru the exactly same problem right now. I m only remodeling the kitchens and adding 2 bathrooms, besides of course doing cosmetic repairs and dress up. Even though i m not gutting the building (only moving 2 non bearing walls between kitchen and living room), and definitely NOT removing more than 50% of the walls, the city is MAKING ME add a sprinkler system. Has the code change since you done yours last year? Would you have any suggestions on how to go about it?
