Good morning, 

I am currently using Turbotenant for tenant screening/rent collection and reminders, and lease creation. They also offer a marketing option and outsources to another provider for bookkeeping.
I love it, however, it’s missing one key thing for me. It does not provide banking accounts for deposits/and to keep units separate. 
I read online that baseline, and azibo offer that. Has anyone had any experience with those? Or can you suggest a better option that does it all?

Would I be able to use 1031 exchange to buy shares of a property as an investor as well?

1) Is it allowed to have two 1031 exchanges from the sale of 2 rentals in the same year? 

2) Also, is it allowed for proceeds of both sales to be used as down payment towards 1 single asset?

3) can a 250k exemption from sale of primary residence be claimed in the same year as a 1031 exchange for a rental?
