@Villy Ellinger Totally appreciate the tip and I'll definitely look into! I love Florida so I would really enjoy living there for a while! How do things look in terms of hurricane insurance and flood insurance compared to the rest of the state and has it been hit a lot in the past? I would actually prefer to the LTR but STR would definitely be an option if we can't find LTR tenants. Buying low selling high is an art because you sort of have to swim against the stream but it's the way to go

@Wale Lawal Hey Wale, I appreciate your insight! This is really helpful. San Antonio is actually where we are from so we are cery familiar with the city just haven't seen a lot of great duplexes in areas I would want to be in. However, I could get in contact with a realtor to get more insight and MLS access. I will also check out and research the other markets you mentioned thank you so much!

Preferably warm climate but the most important thing is I want to be in a decent area with decent schools and low crime rates. Many areas I look at that have duplexes don't seem like the most amazing place to live 

Hi everybody,

I'm new to real estate investing and I would love to house hack a duplex somewhere south if possible. My fiancée and I are from San Antontio and currently live in NYC. Im trying to get an idea of any kind of market in a slightly warmer region of the country that I should look into for househacking a duplex. Very open to various states including Texas, Florida, Georgia, Arizona, The Carolinas, Tennesee etc. I want to look into cities where I can find duplexes in decent areas for 400k max. I'd love to hear any kinds of recommendations and if you know amazing areas anywhere else that is not the south, I'd be happy to look into them as well. Thanks a lot!

thanks a lot for responding so quickly! I absolutely understand your point. I would definitely not buy a random property, but if I could get an out of state property for a great price and the numbers seem promising, wouldn't it be good to start off like that if I'm in a place where buying is unaffordable? I love the idea of house hacking, which would absolutely be my first choice. I've been listening to a lot podcasts here and I see many young people start out in LCOL areas. Our home state, TX, has really high property tax which is see as a big disadvantage.

I currently live in San Antonio, TX and there is a big chance I'll be living in NYC starting next month with my partner. We are moving to network and hopefully further our careers a little. Currently we both work remotely and just graduated college. We only bring in about 85k-90k total and we are really frugal. 

I really want to start my investment journey but I'm not sure if an out of state property would be a good choice while renting in NYC or if we don't move, to move to a cheap market, live in the property for a bit and then rent it out. Problem is that a cheap market would most likely not give us the greatest career opportunities. Has anybody recommendations of cheap markets to buy rentals where we a young couple could peotentially live in vicinity to a good job market/bigger city? 

What would you do if you were moving to NYC? I will definitely try to bring in as much money as possible but I don't want to wait forever to pull the trigger.
