@Erik Noordam @Frank Dortilus Hi Frank and Erik,  I have come across the same situation and hope you guys figured out a great solution.  Sorry that my response is so far behind but I'm hoping you guys may have someone to point me in the right direction.  And Frank I hope all is well with your family.

How would I narrow down the criteria for absentee owners on list source to get better results? I got a list of 300 last month and had no result not sure if my list was to broad. And advise is good advice thank you.

I saw on previous forums @Joshua Dorkin said they were working on it in 2013 just curious on the progress or if it's out and I miss looked it.

Thanks again rene you have been a big help i will just have my partner who is also my girlfriend ask one of her patients he is a real estate lawer.  If you dont mind me asking how long have you been wholesaleing real estate?

alright thank you rene i actually did find one but it was a 4 page contract i will do a little more research for a one page contract.  so the purchase contract is for the seller and the assignment contract is for the buyer correct? 

I am new in the real estate business and am a little confused on the contracts i need to have for the sellers and buyers.  I read on another bigger pockets forum that the contract has to abide with my state laws, so i didnt want to just download one without knowing if it would be safe to use.
