Hi Aj,

I bought a condo style townhome in Manassas which fits that budget that works. 

It's hard to find something that works as others have said, but smaller units/condos might work in Manassas or potentially Warrenton or WInchester as well. 

Fredricksburg might be further than 30 mins from you but also offers some good options and gets appreciation pressure from both DC and Richmond, so definitely an area to consider as well.

You need to put in 60h so the time commitment will be the same - being faster is not allowed :-)

I look at auction.com - they seem to aggregate data from local courthouses and give you the date and location.

Same here it's good for a quick check, but I always check comps in the MLS myself - especially how nicely updated a home is can make $100 of a difference.

I am literally doing the same thing now.

It’s a good idea to pull a permit you can do everything yourself, but need to get an inspection before closing the drywall. Inspection helps to keep everything safe so see it as a very cheap review of your work

you will need a rough sketch - I bought chief architect home designer for $99 to really plan thoroughly.
