My Jets seemed to have gone on a diet this season with all of the talent they let go but substituted and kept some quality players and I think it'll be to their benefit. Sanchez's third year should be a charm as they say especially w/ a big target like Plax to go to and we beefed up our lines with some fresh talent. Let's GO Jets ! (Philly looks nice too)!

Hey at $1,150 you're getting a nice cash on cash return if you only brought 18k to the table and let's assume you're shelling out the cash for the rehab it's still nice. As a result going for the capital improvements now like the roof or windows may be ideal for the fact that the prices on materials are low and contractors are pretty hungry right now so that may be a difference in about 1-3k in total cost for a roof 2 years from now. Also renters are picky nowadays because they have many alternate choices in this market and will look for energy efficient stuff like newer windows in the home to help their monthly bill. If you make these changes now you could probably command the max $1250 off of perceived value of the improvements alone. When you're showing the place point the improvements out.

Ann, thank you I've noticed things can be very real on this forum all in all I'll just take the feedback for what it's worth and constructive criticism as well. I'm from up North and familiar with the Boston area as well specifically Milton , Randolph, Hyde Park, Cambridge, Everett, Mattapan and Dorchester areas. It's in the pipeline to rehab a tri-plex up there and hold I'll stay in touch.

Hi Kevin thanks for the congrats and I'd like to extend one to you as well. My rentals are in DeKalb specifically Lithonia and my current deals are in both Snellville and Lithonia. I've tried to familiarize myself w/ the many corners in our metro area and I agree with starting with area you know as one of my deals is in the same subdivision in which I own a rental. Good luck on those deals and let's keep the network alive and keep up on our progress.

I've been feeding off this forum for some time now and love the content and sense of camaraderie here and now I've finally joined to reciprocate knowledge and continue to learn. I started out as a buy and hold investor here in Atlanta (originally from New York) and have moved towards wholesaling single family homes and multifamilies in distress up to 4 units for now. In the near future I will evolve to the larger multifamilies, self-storage, hospitality, and some tried and true absentee franchises. I currently have two single families under contract one a moderate rehab and the other very minimal work required. I am working fervently to move them and I am enjoying every minute of it highs and lows as I'm learning at a fast pace and quite frankly find somewhat of a thrill working against the clock. I took the plunge left corporate recently and am pursuing one of my passions, so why not. Looking forward to spreading A WHOLE LOT OF LOVE ON HERE. Peace, Abundance and Blessings!
