Hi everyone, I want to put my first deal under contract but not sure what contract to use or how to send it, email, fax, scan? the property has an ARV of $ 179,000.00 and the asking is $ 58,000.00 its been renovated . they want $1,000.00 for deposit, can anyone help a guy out with this as it would be life changing and would provide me some money to help my with her MS Maybe a partner? can be reached at (phone number removed)

Hi everyone, I"m trying to figure out how to do my first deal and was hoping someone here could help since I don"t know anyone with this kind of knowledge. There is a property that I want to put under contract. The ARV is $ 179,000.00 and they are asking $ 58,000.00 it"s been renovated and move in ready. I would like to use a 3 month Transactional Funding to purchase property outright and then sell as ASAP. It"s from a hedge fund co. how do i send the cheque? do I fedex it. or make copy and email it, and what contract should i use, a Purchase and sale Agreement or an Assignment?? how do we send these contracts, email,fax, fedex? is there someone that can partner with me? can be reached 780-818-4368 thanks in advance for any help, Ezra

Hi Tom, thanks for your tax info, I do have a set up in Arizona with ITIN # . I'm now just trying to find out the best way to grow this $20,000. I've been looking at tax auctions since I wasted $7,000 on a course going to the auction at houston, Texas, but most were just tear downs.     Ron that also sounds like great advice. I wish that I had spent more time looking at all the great info on biggerPockets instead of reading books and going to useless seminars, thanks for all your knowledge yours Ezra

Hi Nicole, Joe and Ron, thank you for your response. The thing is, that I'm not exactly the fastest learner and trying to buy and sell property from Canada in the U.S. with all the different ways that each state has is a little scary. I know that if someone walked me through a deal the first time that this would give me some real world experience that would help me cement the whole process even if each deal is a little different at least this would provide a basic foundation to go by and I only have $20,000 USD so I need to make this work. My poor wife was diagnosed with MS at 43. I need to make extra money to help her and my 2 kids that have inherited high allergies to gluten,dairy,egg. A mentor would shorten the learning curve and help prevent to a large degree losing the little money that I have to invest, any direction is greatly appreciated, thanks, it's true I wish that I understood the amazing value that BiggerPockets brings to it's members sooner than recently, Ezra
