We are putting together a program that will allow Buy & Hold Investors to find properties they want to make rental income with and controlling interest in them without having to having to get a bank loan to purchase them. 

What do you think of this program?

Let's say we purchase a property and Lease Option it back to you for 3 years. The option price is set today, so you gain the appreciation for the next 3 years. There are NO rent credits.

Requirements:

Location = Any, it doesn't matter to us.

Annual Cap Rate = 10% or higher

Annual Cash-on-Cash Return = 15% or higher

LTV = 65% or Less

Proof of Funds = 10% Option Fee, Repair Cost & 6 months of Lease Payments

**ONLY NON-Owner Occupied Properties**

Fees:

$2k - Loan origination Fee (included in Loan)

$2k - Processing Fee (included in Loan)

10% - Option fee (Paid at signing of Lease Option)

5% - Increase in Option Sales Price from the Original Purchase Price

2 Months Rent - Security Deposit (Paid at signing of Lease Option)

What we need to evaluate a deal:

  • Property Address
  • Minimum of 5 exterior photos & 5 interior photos
  • Purchase Price
  • Market Rental Rate
  • CMA from the MLS and from a Licensed Realtor. CMA is to include the Retail Comps and Rental Comps
  • Proof of the repairs which needs to be in writing from a licensed and insured contractor. Must include cost of materials and labor, plus the about of time to do the work.
  • Everyone - I just wanted to give a quick update. We have found several partners who are investing in the deals we have found. Now we have a note creation system in place. 

    We are creating notes for our deals at 65% or less LTV with a 10% to 12% passive return on 5 yr terms. So if you know anyone that wants to have a passive income from notes, let me know. Thanks.

    @Adrian Smude - Thank you for your input. We are really look for a person to setup and manage this meed for our network group. 

    What we really would like to accomplish is for everyone in our group to drive their possible private money lenders to this person, who in turn will have a solution to pool every PML's funds into maybe a trust or a crowdfund that will allow for the board members of the network group to decide what properties we as a network group will purchase and then provide owner financing to our investors for.

    Our network of wholesalers and realtors have been doing a great job of finding off market and on market deals for fix & flips and buy & holds throughout Maryland, DC, Florida and Texas. We are averaging 50 deals per month.

    Now we have a pool of seasoned investors that have bought several deals from us. We want to sell them more deals and help them reach their goals however we also want to become the bank for them.

    So we are looking to use private money to purchase the deals , then we will provide a wrap-around mortgage to our investors.

    We are looking to find a person or a company to lead the creation of our private money funding department. 

    Any suggestions on where to find this person or do you know of a company that provides this services on a equity share bases?

    My company is a private money brokerage. I arrange financing for residential and commercial deals nationwide, with the exception of a few states. I'm located in Kenner, LA and in this state, we're not required to have a broker's license to broker loans as long as it's non-owner occupied investment properties. Just my 2 cents to add.
