I promise there are plenty of us with capital who feel like it's hard to find partners who can bring deals or experience.

My guess is you are trying to find a partner before you have anything of substance to show. No one is going to sign up to partner just on your promises. We will sign on to a good deal. 

When you have identified a property and can show you have done your homework and its a good deal, then you have something to offer.
That’s actually what I do. I look at deals on Zillow and run the numbers to see if it makes sense. When I stated I was creative , I was pertaining to ways on making deals work or trying something new. I just feel like running numbers can be good but if there’s no hands on experience, it’s just running numbers without seeing if it’s really true. I believe I have something to offer, I just would want to improve it by seeing someone perform infront of me

Well, you are not going to impress a single partner/lender with deals sourced on zillow. Running numbers that you find on zillow are not actually finding or vetting real deals. I am talking about identifying SPECIFIC available properties (likely off market) and inspecting them and getting solid renovation estimates and coming up with comp ARV's and the actually pitching that deal to a partner. Something with some research and real numbers behind it that is actually available. THAT is what will get an investor to move.

Just telling people you will find deals if they have the capital means absolutely nothing. You have to have the goods. You have to demonstrate that you can find an actual deal. It is MUCH harder than you think and most cannot do it.

If you have found a REAL deal, post the details. If it is truly a deal, I promise you will find capital. I will look at it and lots of others will too.

 2million dollars? Ok I’m still learning but if your funding that much I’m guessing your looking for good roi while your on the beach so I would look into triple net properties, that have long term business. Such as lowes homedepot Walmart etc, so not only are you getting a good return and we’re partnering on the deal but I would take on the role on managing the numbers while you sleep. Or… secure 2 numerous apts that I believe can rise in roi, manage the numbers and improve the overal area

 I would call around to local brokerage see if someone is willing to mentor you. Look up who are the big investors in your area and find a way to try to take them to coffee to ask questions. Keep trying, the more you ask the more likely you will finally hear a yes. 


 Can’t believe I didn’t think of that, I know I needed a mentor but calling around to meet investors is definitely something I should be doing 👍 thank you so much 🙏

 Hi Ezekiel,

[1]  Maybe try not looking for someone with "Capital" but look for someone with "Cash to Invest along with you"

[2]  The "Gain Experience" Not Much Money of my Own" pairing might be a red flag to a lot of more experienced investors.

So try to have some Cash Money of your own, (skin in the game money), work a 2nd job, get a part time temp job, drive Uber Eats, drive Uber, etc... until you get $35,000 or so investment cash.

That might make people have more confidence in you when you find them. 

As in Hi, I'm Ezekiel from Port Charlotte, I've got $35,000 to invest and need partner with (for instance) $100,000 to make this deal work--do you know anyone who might be interested in that. ($$$, skin in the game, makes you a more noticeable businessman vs just another broke dreamer).

[3] Have a business like appearance. First impressions count.

Greatly appreciated 🙏 I know I can give a business vibe it’s just me learning more everyday. Your right, instead of looking for a a capital investor I should look for someone who has cash for investing along with me growing mine as well
