I have been looking at the market a lot around Utah and was curious your guys’ thoughts on a mobile home as a first investment?

I would plan for it to be atleast 2 bedroom so I could somewhat househack while I start to remodel for a flip or rental property. Around my area I have found several at a decent price that have cash flowing opportunities (put them into the bp calculator) . Aswell as I could buy it in cash in a few months rather than a loan.

Comments, questions, concerns. I would love to hear all of your feedback!

@Josh Jensen I have a little bit I’ve also heard very good things about Riverton/Herriman area and Vineyard. That’s just a little far south for my investing cup of tea, I will have to do a little more research into it! Thank you Josh. Aswell if you ever want to chat one begginer investor to another we should.

My ultimate plan is to househack my first place I am hoping to find a duplex or fourplex for this but they are hard to find in Ogden. I believe I’m just going to end up buying a 3 bed and rent out the other rooms, but it all depends on the deal I can find once I get there.

I have never heard about housing alerts and I will do a little more research into that to help me find the right area for me.

@Tom Parris I’m not quite sure, I would really like to invest wherever I live within 20 minutes of my home. From some of the things you have said and a few other people have I believe that I may end up staying in Utah for awhile until I decide to move on to somewhere else. I appreciate your insight on this it was much needed. I hadn’t thought too much about the ghetto areas in Tampa which would explain why a few duplex’s I looked at down there were a little destroyed. Thank you Tom.

A little background on me, I have been constantly learning and trying to improve myself for about the last year towards real estate. My ultimate goal is to be a landlord and maybe the occasional house flip. Currently I have 10k saved and about 3-4 grand in stocks that has been fluctuating as of late. I would like to purchase my first property at the start of 2021 a little after the holidays. I currently live in Salt Lake City Utah and would like to invest in either Ogden or salt lake area.

My question is the slc and Ogden area are great and have fantastic potential to my minimal knowledge but what are some of the best areas to invest in the entire US right now? I would like to not be stuck here my whole life. Any tips on where I should go from here? Maybe good cities to look into? I’m a big outdoorsy person and have been looking into the Florida area possibly. Is Utah an amazing place to invest and I can stay here without too many concerns. Any input is appreciated!

@Mindy Jensen as of right now I have 0 investment properties but plan to be there start of 2021. I have enough reserves for about 5-6 months not counting what I have invested into the stock market that I plan to pull the end of this year for a down payment.

I am newer to looking into real estate investing. Have been researching it about a year now and plan to buy my first propert at the start of 2021 as a 21 year old I have stunning credit and a decent savings. Anyways, I always planned to invest in this general area between Salt Lake City and Ogden Utah but recently I’ve been looking at other areas and have found what I believe to be a lot better of deals outside of Utah. My question is how is the real estate in Tampa Florida? I found a few duplex’s that I could apply the brrrr tactic too which is primarily what I’d like to invest in. Would it be worth moving down there to start investing or would it be better to invest here in slc where the market is higher?
