i recently sold my property and my escrow told me there was no withholding since it was my primary residence even though I only owned the home for 1 year

hi everyone I recently purchased a home in Montclair and am going to pretty much renovate the entire house from paint, floor, cabinets, tops, doors, windows and landscape.

Wanted to ask the Southern California bp comminuty and get your input as to where you guys shop for materials such as cabinets, countertops, paint, floor etc.

Hi everyone I'm curious to everyone's opinion of the United States economy/dollar and its relation and effect to the rental market if the federal reserve don't raise rates and eventually collapse the dollar.

For those that currently have rental investments, I'm curious to your thoughts and plans for such events, and what do you think will happen to mortgage loans if money is still financed, and renters?

As for me personally any investment having to do with the dollar is a risk because I believe an eventual collapse is imenent so I mostly focus and buy and flip and allocate a certain percentage into gold. At the same time I am somewhat confused to why chinese investors are buying up property throughout the untied states?

How do you guys feel?

from what my friend relayed, his buyers loan officer provided print outs of cleared conditions and an email that a clear yo close is around the corner From the account executive, which he provided to the sellers agent to lessen suspense, and that is when she sent the email regarding taking a commission cut and prequalying through her loan officer.

Bow since they are out of contract can the sellers agent use this as a sort of 'sign this agreement or else we will cancel' tactic?

And can the seller agent ask for my friend to send all of his borrowers financial information to her 'loan officers' to prequalify, especially when they are days away from receiving loan docs?

the sellers agent said its was the sellers request the commission be deducted .5% Isn't the commission an agreement between the sellers 'agent' and buyers 'agent'?

I have a friend that is a buyers agent. His original commission agreement was for 2.5%. He had a 30 day escrow and it has taken longer than thag. A time extention addendum was sent to the sellers agent due to title issues/qualifying for the loan and the transaction took longer than the contracted date on the addendum and they are now 4 days out of contract and will be closing in a week for an acumalative week and a half passing the end of the contract date. The sellers agent never signed and returned the addendum but she has been in contact with him till this date asking for updates and regards to closing the transaction.

She has now sent an email to my friend asking for the borrow to get into contact with her loan officers to prequalify, when the borrower is days away from getting loan docs and signing , and sent a new commissions agreement asking my friend to take .5 less in commission. So my questions are

1. Have any of you ever heard of a sellers agent docking someone's commission after they are already this far in the transaction? Can the sellers agent even do that? What happens if my friend doesn't sign and continues to close the transaction.

2. Have any of you ever heard of a sellers agent asking for thebuyer to contact her loan officers to prequalify especially when they are this far into the transaction?

I tried to help my friend with answers but every other colleague I've talked to has slightly different answers.
