Hello Gwen,

I get properties mostly in Wayne county, but do get some occasionally in Oakland. I set up land contract notes and look to sell to investors at discounted cash prices. It is more of a passive investment, annual returns are 13-18% cash flowing 600 a month. All homeowners are qualified. If you would like to hear more please send me a message. Thanks, and good luck!

Nick,

I'd make sure you know of a title company that will do double closings. Some won't. Is there is a prior listing from when you bought it and your buyers have access to see that what you got it for? If so, that is a sticky situation bc buyers think that they are over paying and not getting a bargain deal.

Curious to see how investors view land contracts around the country. I'm an investor in Detroit and land contracts are one of the dominant ways for homeowners to buy a home over a mortgage or straight cash. Is this happening anywhere else, especially in markets that are distressed like Detroit? Also curious how Detroit is perceived by RE investors. Are investors turned away by a land contract note performing, and earning the investor 14% annual return, just because the negative portrayal of Detroit?

Ed,

Over the past 2 years postcards have been one of my top grassroots marketing tools. I wholesale in Detroit, I usually get 10-15 calls out of 1000 flyers. Deals converted is a little tougher, because I save all my clients along with notes and can often put people on other homes. I do not mail them though, I distribute directly door to door. Also I have had many comments on using pink flyers as well, just something to think about! Hope this helped.
