with the extra money we either pay toward the principle or save for another positive investment. We don't plan to stay there forever and would like to rent out both sides with in a few years. The cash flow with both sides rented out would be 150ish a month. Or sacrifice location for a house requiring a smaller loan?

If purchasing a duplex in our preferred location doesn't have a positive cash flow with 1 side rented out and me in the other side, would it still be worth it to save over 500 a month in paying Rent?
