I just bought an investment property in Asheville and hope to list it for lease next month. So while I have nothing to share quite yet, I have heard that the area is growing very quickly.

Hi everyone -  newbie here!

My husband and I just purchased an out-of-state investment property (our first). We are getting ready to put the property on the market for rent and are managing it ourselves to start. For those of you who invest out of state, how did you show the property to prospective renters? I am planning on installing a Wifi-enabled lock to the condo unit for entry, but I don't want people entering the property without someone being there. Is there an easy way to allow prospectives to tour the property or see it (other than relying on photos)?

Does anybody have experience using AirDNA? One of my friends told me about this site and it seems promising. It looks like users would subscribe/pay for the markets that they are interested in researching. My problem is, I wouldn't know where (in the country) to start since I'm undecided on which state or city I'm interested in investing in.

Any tips or advice on this online tool?

Hi everyone - I am a newbie and just joined the community yesterday. My financial advisor recommended that I look into real estate investing to help diversify my portfolio. I'm going to spend a lot of time on the boards and on the website doing research and can't wait to learn from you all. I live in Virginia and am interested in purchasing a property and renting it out (possibly going the Airbnb or VRBO route). I'm undecided on location and whether it would be a short or long term hold.

Are there any common pitfalls that newbies make that I should be aware of? Any investing mistakes that you've made that you wish you could have avoided?
