Thanks for your insight, Olivia!

Hey everyone, would love to get some feedback/perspective. I’m curious, for those of you who invest in real estate and have your real estate license, do you have a realtor represent you when buying properties or do you represent yourself on your own deals? What would be the advantages of using a realtor rather than representing yourself or vice versa? Finding a real estate agent who understands and enjoys working with investors has proven to be more difficult than I thought. At this point, I’m wondering if it would be worth the time and $350 to get my license and represent myself on any deals I do? I want to learn as much as I can about real estate and honestly, getting my license sounds like a fun challenge. Would love to hear everyone’s perspective on this.

Hey everyone, my wife and I are looking for our first home. We are looking for a property that needs some love and our plan is to do some version of a “live-in” flip. Obviously, being able to calculate renovation costs is a big part of deciding which property to purchase and at what price. My questions is: Do you/would you have a general contractor walk different prospective properties with you to get an accurate estimate on rehab costs? Is this something that GC’s are typically willing to do? I would love to hear other’s experience with this and I’m also open to feedback/questions.
