We decided to not do this deal. 

Thank you, everyone! for all your amazing advice and feedback. We appreciate it very much. Me and my husband started searching for rental homes about 6 months ago and nothing would cash flow. We must have run numbers for a dozen properties. With current interest rates, it's a challenge. We even considered just buying cash outright to ensure profitability moving forward. We eventually looked into this more expensive STR opportunity which (btw the community does allow STR) seemed to pretty much break even. We thought its a bigger house and someone else would be paying the mortgage and long term it could also appreciate but it sounds like everyone here agrees we could do better.

I noticed in another post it was recommended to look for fixer-uppers in order to cash flow with 20 percent down. We are in a place where we have cash and credit and reasons to invest but just can't seem to find the right properties. I am sure you are also facing this challenge? Still searching..and thinking about this deal which now feel is not as good as we thought perhaps.

Thanks so much, Chris! I appreciate your feedback and insight. We are thinking we might take the family there from time to time when its not busy but primarily STR is what we are thinking. A little of both but primaruly STR use.

We are about to buy a lot to build on a 6-bedroom house with a pool in a gated upscale golf and waterpark community. We plan to have a management company manage it for 20%. Other similar 6-bedroom houses in that community are bringing in a total of about 190k income a year, expenses are estimated at 168K a year. Cash out of pocket with furniture and theme around 550K. Total debt after 20 percent down 1.4M over 30 years. 

We have smaller rental homes in other area but this is a much bigger investment and our first in STR industry. Granted this property is 15 minutes from Disney I have also heard Disney is slowing down. I would love to know your insight into this deal and the region. Is high-end STR projected to be strong in the area? Someone mentioned if Disney moves because of issues with the city Orlando is doomed financially. Any insight on this would be great, is the COC investment good? Any advice or suggestion you have would be very much appreciated. STR and this area as well as high-end STR are new to us.
