Direct me to the searth button if this has been covered.

I'm looking for a lender for a 30,000 duplex to be used as my primary residence.  I'm in Houston. Does my location matter? Or can I use of out state lenders as well?

I'm currently at 705 and 715 on experian and tans union.  My question is should I apply for a loan now or wait until my credit improves more?  Each week it raises 5- 10 points on average.  I expect it to keep growing because in queries are going to dissappear around March along with other improving factors. Thanks guys.

Thanks everyone.  I'm looking into multi family at the moment as advised.  Also guys,  I have a friend who can invest up to 150k with me.  I don't know what to do with the opportunity.  We also know a contractor who will build us a 4 unit building with 4 (3 bed) units for $150k. I'm an electrician and cam do my part and reduce the construction even more.  I've considered the area just east of downtown (2nd ward). It is growing into a high class market. There are a few lots still available. ...

Hi Ray, im not sure if I should apply for a loan yet because I don't have any down payment cash.  I understand there may be loans with no down payment but will carry a high loan insu rance rate. I don't want to pull my credit to many times (more than 1 ). Im looking for an agent who knows alot about down payment assistance and programs so I don't have to go through many agents.  Thanks, im open to aNY advice you offer.

I've been reading about investing for a year now and building my credit.  I want to become financially independent so u can enjoy my children and life instead of chasing pay checks. My credit is just about 710 now,  im beginning to consider seeking financing ,yet I have no money to put down. I'm an electrician and rehabs ate right up my alley.
