Well, I heard about this tactic, and was so excited to try it out until I tried looking through Jackson County’s public records portal here in Kansas City. This was probably a year ago, but Before going onto their website I even called and spoke to a worker at that office who directed me to the category where I would find them… the category was filled of all kinds of irrelevant documents, thousands of them. I decided I’d find another method. 

Well, I went on property radar and after looking at their pre foreclosure category, I soon found out most of their information was outdated. 

So… if anyone here has had success with pre foreclosure in KCMO, I’d be grateful to hear from you.

Hi BP, would like to hear feedback from all you folks in or near the Kansas City area,

Currently I'm looking for a software to help me generate leads, but there's so many of them to choose from, I don't know which is best suited for my area. I'd like to not "find out the hard way" if one of these sites are not a good match for me.

The ones I'm considering are Propstream, Property Radar, ListSource, and Propwire

Something to note, I am looking to return to doing some wholesale deals, using criteria such as absentee owner, out of state owner, tax delinquent, vacant, liens, and pre-foreclosure.. I like the idea of pre-foreclosure especially, but have not found up to date data for that specifically.


As a wholesaler, hopefully hearing from some of you with experience with these sites, what are the advantages or disadvantages of each of these sites respectively... as far as which search criteria to use on each platform? I've had a free trial of property radar before, and I was impressed, but how do we know the data is accurate and current for any of these platforms? For instance, the pre foreclosures being outdated here in KCMO...


As I said, if possible, I'd like to not find out the hard way, but I know these things take time. I'd love to hear from you all local folks here.

Your strategy sounds perfect for a beginner. Getting your toes wet, not biting off more than you can chew, learn A LOT, and make a bit of cash doing so. Where are you thinking about doing these flips? I'd be very interested to see what area you're targeting. 

To your question, yes, I am based out of KCMO. Brookside/Waldo area is where I am at. The rest of my team is based out of New York and Europe. We've done some work in KC area, mainly handling the financing for Fix & Flips in greater KCMO area.

Hello Jackson! Glad to make the connection! I’m still looking for contractors in KCMO, hoping to do my first flip in 2025 or sooner.

Im looking for all kinds! Whether I need a tile guy, roof guy, or a super contractor that does it all I would be happy to know any of these. I’ve never hired a contractor before. My main thing is that I want my first few flips to be cosmetic fixers, I’ll probably paint it myself at least the inside. Are you located in KCMO or have you done work here?

I would also say run like many people here have said. I was interested in them a long time ago, and checked out their website, scheduled a call to discuss options, and everything sounded great. You could say I was under their "spell"... It's very tempting to want 100% financing and have a team on your side giving you advice etc, but don't fall into that trap like I almost did.

If you read their google reviews you will see that they have many 5 stars, but no 4s, 3s, or even 2s. And despite those many 5 stars (which could be faked pretty easily), there are quite a few 1 star reviews that all say the same thing. "SCAM". And you can see how the company really treats people when they give those 1 stars... They are combative and blaming the client and I'm sure they are never giving out ANY refunds. You'd think if they really wanted to help people, they would lower their guard and offer restitution. But they become defensive over their narrative to preserve their image which in turn helps them scam the unsuspecting.

Like Joseph and Potipher's wife from the Bible, Run for your life!!
