Hi Samantha! It's great to have you here. Congratulations on taking your first few steps to invest in RE. Since you've already found your ideal location, next would be to find a lender or the money you will use to secure the deal. Once you have the money for the deal sorted then you can start underwriting properties and submitting offers. I'd also consider finding your team and boots on the ground, they can often help with underwriting, finding comps, and giving advice on neighborhoods, etc. Let's connect to have a deeper discussion.

Seller finance could help you with this however I'm not versed on the lose of benefits/Medicaid's role.

Bigger Pockets offers leases for all 50 states as part of their pro membership and I've had good luck using them in my own endeavors. I'd love to know what other low cost options are out there though.

It doesn't seem to be available anymore - I followed the link and downloaded the files only to open empty/broken files. I also saw another post from a few years back regarding this same issue so it seems it still needs to be fixed.

Great job on taking action Kristy! The first step is always the hardest part to move on so well done. All of RE is a wealth of knowledge especially the challenges. I'd recommend connecting with more people in your community such as landlords and other investors to see who they are using for their services in hopes of finding reliable contractors and well as some advice to overcome the most common/obscure pitfalls.

Your question might be better answered if we can understand your end goal. Both CRE and Residential RE are great investment vehicles depending on what you're looking for.
