Hey everyone, My business partner and I are considering a bandit sign campaign to generate some leads in the Ocean/Monmouth county section of New Jersey. Can anybody speak to the successfulness/legality of this type of marketing in the area? In all honesty I don't think I've ever seen a sign of this nature anywhere in the state (which may be the answer to my question). Thanks!

Hey everyone, I am curious as to how other buy and hold investors, specifically doing business in New Jersey, are structuring their businesses? I've read numerous long-winded threads on this topic but am still unsure as to how to proceed. Some claim using an LLC for each individual property is the only way to go, others claim there is little merit to this and an umbrella insurance policy is how it's done (but only up to so many properties?), etc. My business partner and I have recently acquired our first rental property (within an LLC) and will be refinancing the home in 6 months to pay back a lender. I understand that refinancing the property back into a conventional mortgage will prohibit us from returning it to an LLC (as an aside—has anybody had their mortgage called transferring the deed back to an LLC)? We plan on getting in this for the long haul and would like to plan with scaling in mind. With what little knowledge we have so far, transferring the deed back into an LLC after refinance and establishing a "parent" (series? S corp?) LLC with which all other properties LLCs fall beneath it seems most appealing to us. However, due on sale, series LLC vulnerability, and taxation under this structure is of concern to us. Any first hand experience, specifically from investors in New Jersey, is much appreciated!
Hey everyone, My partner and I recently moved tenants into our first rental property and are considering, as a standard practice moving forward with our business, providing quarterly pest treatments to our homes. This home has a history of carpenter ant damage (we discovered this during the rehab and treated it ourselves) and moreover the area is rather "buggy." We are big fans of doing it right the first time/preventative maintenance but are wondering if this is common practice among other investors? Thank you in advanced!

Tomasz Banas My apologies, that criteria is for buy and holds (my primary interest). I'm also interested in flips, where my criteria is broader (larger homes/projects welcome).

Tomasz Banas Condos, SFR, and even a multifamily if you can find one I would be interested in. 3/1-3/2 in the 1,000-1,500 SQFT range. For flips, where ever a profit stands to be made.

Chris, While I cannot answer any of these questions, I am a buyer from Brick myself (just bought my first rental in Lake Riviera) and would much like to hear from you when you finally start getting deals under contract!
