I currently own a SFH in Memphis, TN and St. Louis, MO, which I am looking to sell. Can you recommend realtors who work with investors in those areas? These properties are tenant occupied and I would like to sell them to another investor. Thanks!

Hi David,

Is the process easier when the government determines the building is abandoned or vacant and left open to the public? Would the next step be to have a preliminary title search done?

I would definitely be interested in paying $59 for webinars. As a new investor, it's daunting trying to figure out what to do and how. Especially, when every market is so different.

I'm putting in offers on properties ranging from $200,000 to $350,000 that are much lower (50-60%) than the list price as a start to the negotiation process. However, since the properties in the South Bay area of SoCal are expensive to begin with, I guess many homeowners are grabbing many of the properties in this price range b/c it seems like a good deal.

I'll definitely have to start looking at lower priced areas to see what kind of results I get.

In response to your questions, Jaime and Steve, I've been submitting an average of 15-25 offers per week on properties that need work. The properties vary from REO to owner-occupied. My goal is to get a distressed and/or vacant property under contract and then assign it to another investor.

I also farm various areas in the South Bay of SoCal and hope to obtain deals using that method also. I'll also incorporate all of the great ideas suggested by everyone on this post.

In response to your question, Karen, my offers have been all cash offers but the responses from realtors so far are have all been the same- "properties are selling at or above the listing price due to the shortage in inventory."

Hi everyone,

I'm a new investor trying to find vacant and/or distressed properties. I've been driving around neighborhoods and have also been submitting offers on properties listed on the MLS.

I've been told by several realtors that my low offers won't be accepted because many MLS properties are selling at or above the listing price. This has me wondering if I should shift my focus away from MLS properties.

Am I going in the wrong direction by submitting offers on MLS properties?

I'm a new investor looking for a real estate attorney in SoCal to review my real estate contracts. I've heard some investors at REI club meetings say Pre-Paid Legal services are great.

Has anyone used Pre-Paid Legal services? If so, was the experience positive or negative?
