Thanks, Dana & Karen, for your replies I really appreciate it.

I'll start with Zillow & Craigslist which have been recommended to me the most.  I was told by Zillow that I can't put the ad anywhere but CL and also use Zillow.  We'll see how it goes!

Thanks to both.  You're right, Zillow Rental Manager took over Postlets.  Zillow Rental Manager will post to a few sites.  I'll check out the others.

Hi, I will soon be placing my first listing for a rental.  Has anyone used Zillow or Apartments.com?  Or another site?

I've heard negative things about Craigslist.

All advice/experiences/recommendations are appreciated.

Thank you so much for your replies.  Yes, there are two designated times during the month when I can show it and yes it shows pretty well, although not as well as if it were empty.

I am about to buy my first rental property.  The seller could not move out as expected so I am renting it back to her for one month.  I want to start advertising but I won't be able to take pictures because she's still there with all her stuff.

Any advice on advertising with no photos?

I'm looking for a way to collect rent electronically for one unit.  I saw a discussion of eRentPayment.com from three years ago.  Does anyone currently use this company?  Would love to hear your experiences.  If not, is there a different company you recommend?

Hello everyone, thanks for your input!  I cancelled that purchase.  The owner occupancy rate was about 40%. The deferred maintenance - hallways dark and dingy, the small gym looked old and run down, and other things like that - started to worry me in that they would not be fixed or get worse.

I found financing, somewhat more costly in fees but okay.  I planned (and still do plan) to put down 25% and have excellent credit. 

In my market it is impossible to avoid HOAs and nearly impossible to find over 51% owner occupancy.  

I am interested in a different place now; still trying to find out about any HOA delinquency. This place is bigger and needs some work but has the potential to bring a much higher rent. My offer has not (yet) been accepted so, I'll see. John, thanks for your story of the place in SF, glad it worked out even the HOA problems. I'm hoping for cash flow positive and think this latest place could do it.
