I have a great project for Contractors at the Greenwood Lake area NY. A total remodel of the 3 bd house with lake views. Chosen contractor will have tons of marketing exposure once the property is done. So looking for the most efficient and reliable contractor to start a business relationship.

Looking for great residential, investor friendly, contractor. 

Job entitles full demo and new construction of 2 floors of a single-family home in Greenwood Lake. 

Permits ready, and incentives included for a quality job at the fastest pace possible. 

 Please let me know if you are interested or if you can recommend someone. I know investor hold their good contractors like gold.

Thank you for your reply. You are right, we should start simple and I did. I have a condo with some cash flow and almost not work required. Now I am struggling finding something with cash flow in my area, with my current budget and rates, that's why I am focusing on equity for now. I know the property has potential (the comps are there), just it needs more capital that what I currently have, so it is stressing on that sense. 

Anyway, I believe I am moving forward... let see what happens. THANKS AGAIN.

Thank you for your feedback. Yes, mi biggest fear is the I might be emotional about it. However, I am not afraid of the work or commitment, the questions is ? when do you know you are being emotional about it?

Hi everyone, 

I am looking in the Greenwood Lake , NY area. My first goal was STR, but as a new investor. I am tight in money- barely can cover down payment. Now I found a single house,3 small bd and 1 bath with a ok view of the lake. It needs at least 30k to make it marketable in the area for long term. So far the high interest rate gives me no cash flow after all expenses.
I found it after six months of searching. After looking at the 40 airbnbs in the area … I see I won’t be able to make it airbnb ready for another 2  years. So should I pull the trigger and spend all my capital and savings ? Or should I wait for something else here or anywhere else. I feel that my low budget won’t let me get anything else in good location as this one. Does anyone know this area? How is the equity in this area? Equity vs cash flow?

 I don't know about your area in particular, but research the area's tourism demand and yearly visitors. I'd only invest in a location that has strong tourism market and have seen that be resilient throughout a recession.

Thank you for the note. I have the tourism market in mind, but I am not sure how to check what areas have strong market, besides the few obvious. 

Please let me know if you have any further info on how to find this data.

If I'm doing my own thought experiment I can see how disposable income may be getting reduced due to inflation. However, I can imagine that some types of STR may be targeted toward a high income segment of the population. In my market a lot of our STRs are seasonal with the horse racing track bringing in significant dollars. There wasn't a significant reduction in the spending there this year. In Albany there are other STRs that are used for conferences with the state buildings and those are still going strong as well.

Thank you for the comment. Yeah, I thought about targeting this group too, but I am concern of the higher risk here. Anyway, I do always have an open mind, so I am not discarding this option.

Thank you for your detailed reply. Yes, I agree, it is better to spend the money to have everything correctly in place. I have already followed the given advise, but not looking into wholesale just yet. BRRR/ short term it's my focus now.
