I'm a newbie investor selling my Brooklyn, NY primary residence where I also Airbnb. I have been Airbnbing for over 10-years and gross 6-figure a year with just 2 listings. Last year's income increased by 30%. While this year there was a 50% decrease in income. 

I'm selling and will be doing a 1031 exchange of over 1million in equity.

I'm going to diversify my portfolio and will be doing a combination of Airbnb and LTR.

Right now researching markets and I'm in need of a real estate CPA.

I'm looking at the East Coast:
Atlanta
Knoxville, TN
Maybe Florida (but deciding on where)

Do you have any recommendations for a good Real Estate CPA?

And where will you invest?

Best of luck and with Airbnb you can be anywhere and rent. It doesn't have to be a prime "tourist" area. I have one Airbnb in Brooklyn and one in Puerto Rico (not by the beach, residential area). Brooklyn grosses 6 figures a year (2 listings one home) and Puerto Rico is double what it will be an LTR.

Remember you'll have to furnish the Airbnb and it's hands-on unless you hire a PM.

When you say undervalued do you mean it cost you more?
