 Hi Diane, thanks for the input! Glad to hear there are finally reviews out there that are not positive. When I was looking into them further about 10 months ago when I originally posted, I couldn't find anything. 

Anne, thanks for the reply. I understand this isn't exactly what you were pushing for. However, I didn't make my decision based on the feedback of this post, mainly because all the feedback has come WELL after I originally posted which was about a week before I decided not to move forward.

I made my decision based on the fact that a) $5800 for a 90-day program was something I couldn't afford; b) $5800 for a 90-day program seemed VERY fishy/scam-y/pyramid-y to me; c) after scouring the internet for information, reviews, etc about the program, I found literally ZERO bad or less than 5-star reviews about it which - to me - is a massive red flag; no program, product or service is perfect, and the fact that they are making themselves appear as such really gave me a bad feeling about the program. I also found a website that scans/monitors other sites for legitimacy, and it flagged theirs as likely a scam; d) I know of a handful of investors in my area who didn't learn through a program like this, but through their own networks and education (through REI networking events, getting their RE license, property management, books, etc); e) I started exploring BP's free and affordable (i.e. books) resources, and it turns out, these have been immensely useful and educational and allow me to move at my own pace. 

Essentially, all the comments I have received on this post have only reinforced my decision, and I am really glad I did not fork up $5800 for a program that really seems to bully a diminish all the women it claims to support, and I likely would have been part of that group.

Just was saying the facebook group was not very supportive to me personally. Most people would give up after having a few posts turned off that didn't break any posted group rules, but I have something called persistence and perseverance, so I kept trying. I was a pain in the butt. Many of my posts, I was excited to ask and learn, but someone read into it in a negative way. They got someone in there, or had someone there, while I was there, that read into my posts in a really negative way. Karen would be the word.

On the other hand, now that I AM FLIPPING houses,  I know that "questions" are exactly how property managers and contractors give you the run around, delay things, and make excuses. Amen. Right? You send an e-mail with the list of repairs, and suddenly the contractor, or manager, or whatever, replies with questions. You try to answer their questions as they slowly vanish, then after two weeks of emails back and forth, the contractor tells you they can't do it. Or you stop hearing from them. Or  nothing has been done. Grrrrr!

When flipping and dealing with people I am paying, I don't want many questions or negativity. I cannot handle it. I need action. And people who are positive about moving forward. Action. Not talk. So I can totally understand not being able to handle negativity, and not wanting any of it whatsoever! However, if I were a teacher, GETTING PAID to help in a facebook group (which is what her program is), I would be very supportive and loving towards all my student struggles, questions and issues.

My specific package was a big payment to her program. I was sold the emotional support of the group with lifetime access to the fbook group. Which I did not get. The trainings, however, were good.

Thanks everyone for your feedback! I decided not to move forward with them, and thankful for that decision. Since my initial post, I have tapped into a lot of the free resources Big Pockets has to offer as well as reading some of their books which have helped me better understand the REI industry without forking up a significant financial burden, and have been able to move at my own pace with this learning journey.

Thanks @Jonathan Klemm! It's slightly confusing without seeing it in-person. So the front unit is 3-stories (half basement and 2-above grade). This unit extends about half the length of the building. Our unit is in the rear and shares a demising wall with the front unit. Both have the same 3-story configuration. This site is 22'x180', so our building is very long and narrow (17'x~80'). We were able to build both units by right in an RS-3 zoned lot, and have received approval by the DOH to move forward with a coach-house ADU. the coach house is the only ADU type that does not require an age restriction of the primary building.

The ADU currently is not built, but we will construct that at the rear of the site. It will be a fully detached coach house over a 2-car garage. When we conduct the walk-thru of my other property, if you have time, I can show you this one as well as it is right around the corner.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $215,000

This is a new-construction, 2-unit development in Chicago's Logan Square neighborhood. It was a vacant property purchased at $215,000. We built a new duplex with each unit having 4 beds/ 3.5 baths ranging between 18---2400sf. Construction was completed in October of 2023 after many hurdles with the city, and cost around $800,000. We are "house-hacking" this deal and live in the back unit. The front rents for $3351/month, and our mortgage is around $4200/month.

What made you interested in investing in this type of deal?

I'm an architect and my husband works for a general contractor, and it has always been our dream to invest in Chicago AND build new here. We came across this large, vacant property for sale in late 2019, and were able to purchase it in cash with the help of a private investor. We went into this deal fairly blind to real estate investing, but we knew that investing in this property would allow us to realize our dream of designing and building in Chicago much sooner than we thought possible.

Hi All, 

I am new to real estate investing and am looking for ways to help help me expand my knowledge and experience in the business as I look to grow my portfolio (currently have two properties, one ground-up, one flip & rent, both totaling 5 rental units). I Have been greatly enticed by The Flipstress, but can't help but think it's a scam??? I get super paranoid about these things, especially when there is a lot of money involved. It's either a great investment, or a complete scam. But I wanted to get some honest feedback of people who have experience with her program, or know people in it.
