I've made offers on condos with good numbers down here in South Florida. The numbers can work. Especially when insurance on condos is sooooo much lower. Just be sure to see how much the HOA has in reserves, try to find out if any assessments are coming up, and of course make sure renting is allowed. If you're just starting out, you can also house-hack a condo with roommates.

Can anyone out there recommend a good property manager in Fort Lauderdale, FL? I've got to start from scratch with a four-plex so could be interested in short-term rental or traditional renters. Not sure what the best strategy is right now.

@Jonathan Alfonso, thanks so much for your input.  Yeah, I haven't heard back from any builders yet so I really don't know.  But I've already got the lot (long story) and after researching potential rents figure a new build for a long-term hold could be quite profitable.  But I'm still in research mode.  Are there a lot of new rental units coming on the market up in Port Saint Lucie?  Do you have experience in that area?  Thanks!

Awesome.  Nice.  Yeah, I'm hoping to hear back from my realtor soon...let's share info on builders!  I've got two four-plexes but have zero experience with SFRs and new builds.  Should be a good learning experience!

Oh, sweet.  Yeah, after watching the rental market there for a little while there doesn't seem to be too much inventory and rents are strong.  Are you building your own home?  Looking to build rentals?  I'm thinking the sub-1500 sf 3/2 might be the rental sweet spot...especially if they can build for under $90 a square foot.  Then again, I've got a realtor telling me a new 4/2 could rent for $2,000.  Optimistic?  What are your thoughts, @Carolina S.

Carolina: I'm having a surprisingly tough time.  But reached out to my realtor in Fort Lauderdale who put me in touch with a realtor in PSL who is supposed to be finding a proposal for me...but it's taking weeks!
