Are there any property managers out there that specialize in commercial (industrial/office) properties?  I'm starting a company and would love to connect and pick your brain.

I talked to someone who told me an ideal lease agreement would be a NNN lease that includes 2-3% property management fees, so the owner doesn't have to pay for them. Is this realistic? I am planning on offering property management services, specifically for single-tenanted industrial properties.

Any thoughts?

For commercial property managers, is there a certain property or lease type to stay away from? How do you screen OWNERS before taking on their tenants / property?

Any tricks or warning signs to look out for? (example: under-maintained property on a gross lease?)

Hi, I just graduated university and I am new to real estate! I am starting a commercial property management company and I'd love to connect with any property managers out there and talk real estate.

I was wondering, what was the biggest mistake you made starting out in commercial property management? 

On the flip-side, what was the most clever solution you came up with?
