Hi all,

Fairly new to the forum but I wanted to see if anyone might be interested in joining my partner and I to create some type of "syndicate" to continue to make our printing cheaper. Right now I can get us good quality yellow letters for $0.68 a piece which I think is fairly strong. If you have any interest, shoot me a message!

That's a pretty crazy situation...are you getting deals out of this at least? Word of mouth is powerful, but that definitely seems outside the norm.

James, I think the real hang up with that criteria IMO is with criteria number 5. When you say "net" what do you mean? To cash-flow $2500 after all expenses (property management, repair estimates set-aside, vacancy contingency) is quite a feat!! This is something you can certainly work towards, but I would not look at this as a way of simply replacing a day job in one move. Just my two cents for what it's worth (I hope at least 2 cents).

@Jarrad Henry this is definitely a case of a bad real estate agent. More than likely you are dealing with an agent who does not specialize in working with investors and there is a BIG difference. I'd suggest going to some of the meet-ups and networking there to find a realtor other investors have worked with. With so many realtors out there, you can afford to be choosey.

Hi Everyone,

Like most people in this forum I have  received various kinds of direct marketing material in my life and they all seem to have one thing in common....they only show up once. If there is one thing I can't stress enough about a marketing campaign (or really anything you aspire to be successful at in life) it's that persistence is the key to something working. I've seen many posts looking back from people who put money into a campaign only to abandon it later on for lack of results. 

Everything in life, real estate being no different, is a numbers game. You may need to touch an investor 4,5,6 or sometimes more times before you even get a call and that's just a reality. Go into a direct marketing campaign KNOWING that it is a numbers game and be ready with a 6 month plan. 

I'm probably preaching to the choir here, but that's just something I've observed. Anyone else see any fundamental mistakes they see time and time again with direct marketing campaigns?
