Hey BP,

I've found a solid small multifamily property and a seller who is willing to do owner financing. I'm hoping to find a lender willing to use the seller financing (2nd position mortgage) portion towards the required down payment. So far the local banks have been a resounding no, so if anyone has recommendations I would be grateful!

@Jeremy Taggart Any specific areas/neighborhoods in mind? The brief research I've done has shown mount washington and east liberty look solid for rentals.

Hey Justin, out of curiosity what area specifically did you buy in? 

@David Stumpf I see what you mean about the inflated number of rentals now.  I do like Dundalk a bit since my brother used to live there so its not totally unfamiliar to me.

@Eric Washington That would be phenomenal! I've found a handful that seem promising and I'm planning to go see some this weekend.  Ill definitely check out those zip codes thank you! 

@Joe Norman I'm glad you mentioned Brooklyn park aswell, and I understand that what I'm currently looking for will be more difficult to find, however, I am willing to wait a bit in hopes of finding a solid house.

@Art Perkitny Thats fantastic thank you! Seems like I'll have to rearrange my thinking a bit. The reality is I'm trying to avoid the really rough areas of the city. 

@David Stumpf Dundalk was one place I was looking into, several properties in the 90-120 range available.  There are a ton of rentals in dundalk available right now, do you think thats something to be concerned about?

I'm interested in rentals primarily, looking around at some of the properties that are listed I'd like to buy at around 50-100 with an ARV around 110-150. Since this will be my first investment I'd prefer to stay away from complete gut rehabs.

Hey BP!

I'm hoping to get some input on what Baltimore neighborhoods I should really look into. At this point I'm not interested in looking at anything in the city limits, so primarily Baltimore County. So besides looking at crime heat maps, and asking around to some friends that are loosely familiar with the area the information I have is very limited. I do live in MD but I am about an hour and a half drive away so driving around Baltimore randomly isn't going to work with my fairly busy life.  

As always help is greatly appreciated and I am grateful for any thoughts.

New investor based out of charles county, md. Spent the last few months saving money and researching the local area (pg county/baltimore county) and attending several meetups and have to say I am really enjoying every bit so far. Looking to pull the trigger on my first BRRRR in the next few months.

I'm currently working full time at Andrews AFB so to my fellow military guys out here I'd love to meet up and chat!

Like most newer investors I'd love to find someone to partner with on my first deal.
