That is what I have been currently doing in my portfolio in Toledo. Have an interest in building new and doing research so that is why I was inquiring.

 new construction in Toledo what part? I'm from there. Give me the zip you are looking at. I'd focus where new construction is the highest or in suburban markets. Single family or multifamily? we build a three story walk up for build to rent and single family homes in columbus and we only do it in the 3 highest price per square foot zips where new construction is selling $300+ per square foot. Build costs with our margin for investors are around $190 a foot. land is approximately $20 / SF. with entitlements as part of the package. I think the numbers would be tough to get to work but in some submarkets of Toledo might be possible, especially on the single family side. I'd recommend around 1200-1300 square feet on a slab to keep costs down. 


 I am focusing on the areas that Dave mentioned below. I am looking at starting with a duplex and work up from there. Would love to connect and pick your brain.

Those are the areas I was focusing on in order to have enough margin due to construction and land costs. 

I am most familiar with the Perrysburg and Maumee area and currently reside in South Toledo near the Toledo Country Club.
