I am starting to look for property management companies in the area of Toledo, Ohio. If anyone can make any recommendations that would be greatly appreciated!

I am about a year into investing in real estate. I have two rentals that cash flow, being only 21 and just starting to work full time I have limited cash to invest. I understand the BRRR strategy to grow faster but those margins are quite thin around me (looking to stay local for the time being). I want to learn other avenues I can take to start growing more exponentially such as private lenders, etc.

I currently am enrolled at a University and have two rental properties right by it. I was wondering if it was a good idea to start a Facebook group that allows any current student to look for housing, subletting, etc. At the same time, I will be the admin of this group as well as promote my own properties to all the students. If anyone has an experience with this, that would be great!

Wondering if buying housing near hospitals is a good investment. There is a student hospital and a lot of potential to turn those housing into student rentals.
