Post: Please help - how to get bids from contractors

Quick question: How do you “gently encourage/remind” a contractor to send a bid when they said they were going to? I have a fix and flip project in the beginning stages and have been interviewing contractors over the past two weeks. They are all more than eager to come look at the job and walk the property with me. I have a detailed scope of work for them that we go over during the meeting with all necessary work included. Every single one of them has told me they’ll send a bid over in 2-3 days. I’ve met with 9 contractors and only received 2 bids. Upon reaching out to the others, they all tell me they’ll get it to me soon, within the day or by the next day - and nothing. I need to get this project started, as it is costing me money every single day it sits with no work being done, but it’s like pulling teeth to try and get a bid from anyone. Any advice??

Awesome journey and write up!! Thanks for sharing! We currently own three rentals and are cashflowing $1900 total each month from them, but we are going to own 1000+ units within ten years. We also understand that multifamily is where it's at.

Any meetups in San Diego on April 14? I’ll be in town for the weekend and looking to network with and learn from some of the SoCal investors. I currently have a few rentals in SoCal and have an active flip in Sun City AZ, just to give a quick snapshot of what I’m doing at the moment. Thanks all! Alpesh Parmar yes it is a local bank. They do not lend in Iowa.

You can absolutely do a cash out refi or a HELOC once the property is in the LLC. I have property in an LLC and am in the middle of getting a HELOC right now. The bank I am using would also have done the refi had I wanted to go that route, but the HELOC works better for me at this time.

We just went through a similar scenario and had the same question as you do. Our lender told us that it will not have any effect on personal credit whatsoever.
