Hi Biggerpockets hivemind,

I have a small one bedroom, one bath condo under contract that will need renovations in the kitchen and bathroom. Who do you use/can recommend in the Tampa Bay Area? The condo I have under contract is in South Tampa just north of Gandy Blvd. 

Now obviously this depends on the property but for anyone who's been in the business long enough what are the improvements (whether exterior or interior) that you've found to be the most worthwhile? These can also be functional improvements or simply aesthetic ones.

Hi everyone,

I'm a young guy in Tampa, FL and as of right now I currently own 2 condos and am looking to expand my property portfolio. At one point or another I have lived in the two condos I own now. With that said I hear obtaining loans for investment/rental properties can be a bit trickier so I'm here seeking advice. What should I have prepared when going to speak to a mortgage lender regarding investment properties? Does anyone know of an investor-friendly lender in the Tampa Bay area?
