Hello Everyone! 

My first tenant has her first full month starting in February, she has let me know that she won't pay until the 2nd, the lease has it is due the 1st with a grace period until the 5th.  I said that that this month is ok but rent is due on the 1st going foward. Would I be able to issue a pay or vacate if she pays on the 2nd again? 

How would you guys handle it?

@Glen Wiley I definitely agree with the requirements but if he was making 3.8x and will be making 3.4x that works.

what would there reasoning be to do this?

Hello Everyone! 


I am currenting screening tenants, and I ran into a situation I am unprepared for. And out of state tenant has filled out an application, he meets all the minimum requirements but hasnt seen the property and doesnt have there is a lag time between jobs. He will start his new one three weeks after moving in, and therefore has no proof of income. 

How should I proceed with this? Any info, and help is appreciated thank you very much!

Hello Everyone!

I bought my first duplex, moved into one unit and fixed up the other, I am now ready to start advertising the unit and showing potential tenants. I am stuck on how the tenants will fill out my applications and return them to me. I have paper applications but should I be using a website instead, i am sort of stuck mentally. Any help would be greatly appreciated!

Hello everyone, I just bought a property and it came with absolutely hideous broken plastic closet doors. I have removed them, but taking a look at the replacements they are quite expensive. It fairly nicely remodeled three bedroom in a blue collar town, most likely going to be a family rental. 

My question is should I get full replacement doors (200 or so a peice) or have no door at all. Or some other option I'm not thinking about.
