In the short-term I mainly want to focus on using and working on my primary property as I feel it would be the best and most comfortable entry to the real estate world. I'm in between renting it out or doing a live in flip, but I'd say I'd like to do both by doing a less intense fix n flip, then hanging onto the property once I move in a year or two. I love the location with it being so close to downtown Gilbert, I think I would have a hard time selling it.

Long-term I would like to build a portfolio that generates cash flow, likely by moving every couple years or so and incorporating the same strategy as above. But who knows, the more I learn about real estate the more I understand just how vast of a world it is to make some money!😄

Hi Cody, welcome! I'm completely new to real estate as well. What I have picked up so far however is that there are TONS of ways to make money in real estate. I think a good place to start would be to find your investor identity - Who do you want to be? What are you looking for? For me, it's all about cash flow, so I am mainly interested in land lording, mortgage notes, or lending money to others. I want to generate a consistent stream of cash flow and make it as passive as possible to do so. Other strategies such as fix and flip or house hacking don't really appeal to me as constantly seeking out opportunities in hopes of generating large amounts of cash is not a part of my nature.

Also, your local REIA will be an awesome resource for you. It's a great place to network and connect with others in person. Hope this helps!!

My current investment portfolio is solely in stocks, options, and crypto. My core investing philosophy is to approach opportunities with a long-term outlook. Short term "quick money" kinds of opportunities don't really appeal to me as I view it more as gambling. This doesn't mean I don't take on riskier opportunities necessarily, I just find comfort in having a compounding engine as a bulk of my portfolio so that I am always operating positive.

I am completely new to real estate investing and would love to find like-minded people to connect with. A mentor would also be awesome to have. I am currently in learning mode and am looking to actually enter the real estate space in a couple years or so. Some investing topics that interest me is landlording, mortgage notes, and hard money lending as my goal is to generate cash flow. Really looking forward to meeting and connecting with y'all!😄
