@Andrew Daus haha these tests are so strange sometimes. I literally knew someone who was waiting for her test forever and then when she followed up, they said that they lost her test! lol

But that's awesome dude! Hope that works out! Over the last few days, I've had a ton of trouble with my lender and my house almost fell through so I changed my goal into first getting my house and then have to re-evaluate haha. But I just got my keys yesterday so now I am back on track! I have one for sure roommate, and another that I will be meeting today. My mortgage is $1,500 a month and I'll be getting $1,600 a month from my roommates! But then I'm debating whether to pay off my student loans and car over this next year and eliminate $700 a month with that, or get my first rental and BRRRR so I can maybe even make money off of a house and use that towards the loans.

And yeah dude I am pumped for this next virtual meetup! The guy seemed like he knew a lot when he was posting on your post so I would love to see what he has to say. I look for to future networking with you also dude! If you need help in any area with house hacking too let me know. We can maybe see what each other did to execute this idea and see which ideas work best.

@Andrew Daus Oh sweet mine is over in Tempe also! closer by the Angels stadium, except I have mainly just been working from home instead. 

But that is so cool! We definitely both have the same mindset for this. I've always been someone that needs something to be "perfect" before I jump into something, which is why it was a miracle that I ended up diving in and getting my real estate license right after college, but I don't want to get analysis paralysis either because that has affected me a lot before. After I move into my house soon, I plan on going full steam ahead into real estate investing and purchasing my first multifamily within the first year! What are your short term goals with investing?

But I will also add you on LinkedIn to make it easier to message if we need to also! I will check out that meetup also! I have been dying to find a great community of real estate investors. I have been to too many of those meetups where they basically try selling you on their products, so that group you sent me is definitely something I've been looking for more.

@Andrew Daus yeah that sounds like that would make the most sense for your situation for sure. I am currently single and graduated from college a couple years ago, so I have more flexibility with that. Either way, you'll definitely be successful as long as you keep learning and networking! I've been fortunate working with a new home builder, so I have access to cheaper appliances from the model homes and stuff like that which is helping me with this first home and hopefully homes in the future also. What area is your current job in?

But that is so funny! I feel like these two books will help the most with our situations and what we want to do. I have read Brandon's book for getting started in real estate and also the House Hacking book as well, and they definitely help. I will check out that post as well! That would be awesome to even get a happy hour started up with people here in PHX when things open up again.

I even have podcasts going on in the background while I'm at work, and the more you hear about investing, the more comfortable I seem to be and the more confidence I have to get started. Now I'm finding deals out of state and just hoping to jump in soon! I have found it a little more difficult to find deals now in the PHX area because literally everybody wants to move here, so that's why I am focusing on something out of state now, but if the economy turns around I will be looking at purchasing something out here.

Hey @Andrew Daus! Thanks for the reply and thanks for the congratulations as well! Feels great finally getting into the game. It was not as hard finding tenants as I thought it would be as well, which has helped tremendously. And great job for deciding to get into house hacking! I just received my first payment from my tenants and it creates a lot of excitement knowing that I won't be paying my $1,000 in rent anymore (that I currently am in an apartment). Are you looking to stay over in the East Valley area for awhile? I currently live in the South Mountain area, but my house will be out in the Westgate District in Glendale.

Funny that you brought David Greene's book up as well, that was actually the next one I planned on reading also on top of the BRRRR book. I have been listening to podcasts and videos on YouTube nonstop over the last couple weeks and finally realized that I want to primarily do out of state investing, on top of getting into a new home every one or two years as well. Have you looked into what areas you would like to invest in yet?

I would love to connect if you want to sometime to see what each other knows and hopefully have a great connection that could be used down the road also!

Hi! I will be closing on my first house in less than a week out here in the Phoenix area (house hacking of course) where I will only be paying $200 per month on my mortgage (would be less but I’m helping my brother out while he’s in college and doesn’t have anywhere to stay).

Now that I will have my first place and won’t be paying much, I am finally in the mode to start investing in rentals. I have always wanted to start investing in multi family, but I don’t really like the market for multi family out here in AZ, so I am looking at investing elsewhere instead.

I am currently looking at a few states, like Kentucky or Nebraska, or some inner-most states that generally have better home prices and still provide great cash flow.

Are there any tips on investing out of state besides having a solid team that knows the area really well?

I also am looking for a partner(s), either in Arizona or another state, to start investing with, not just for splitting costs, but to also really learn and feed off of each other and to create a community of people with the same drivers and motivators! If you or anybody you know is looking for someone, please let me know.

@Jeff Kennedy thank you for the reply as well! It’s great hearing different sides of real estate investing from people that have been through what I have yet to, and I loved reading how you got to where you are now.

What did you find worked best for you in finding your off the market and on market distressed properties? And what was the criteria you use for purchasing a multiplex?

Now that I have my primary residence, I will definitely be looking for multiplexes, along with moving into a new home every year and renting out my last one. What kind of criteria do hard money lenders typically have for somebody like me trying to get a loan for a distressed property being that this would be my first rental? I know that at least getting a PDF together using the BP calculator would help a ton. I really wish that there where multiplexes in better areas in Phoenix in general, but i feel like the market is so hot out here right now that it won’t matter as much.

@Jeff Kennedy hey Jeff! My degree is in business analytics and I work as an Internet Sales Consultant for Lennar Homes. I am unable to turn this into a side hustle because it is a full time job and we get paid as such also. I get paid very well right out of college so this right now is an easy way to save up money, but that is an interesting and great way that you have that set up. Sounds like a great plan!

How long ago was it that you got started in investing? And how were you able to scale to where you are now with 30 rentals? I will be moving into my first primary house in August, but want to get started buying more properties as soon as I can. What would you recommend for this? What are your thoughts on the BRRR strategy? I've really been interested in this also!

Hi!

My name is Evan and I’m 24 years old. I graduated from GCU in 2019 and got my real estate license right after. I’ve been working in new home construction doing internet sales and am closing on my first house in August 4th.

My brother will be living with me and paying rent, and I will also be finding another roommate as well to help pay my mortgage. Gotta love house hacking!

I have been listening to BP podcasts all the time and absolutely want to get into real estate investing as quickly as I can now that I have my primary residence!

I am looking to see if anybody knows of great side gigs in real estate that people can do after work or on their days off to 1. Make extra money and/or 2. To get experience in the real estate investing area.

I would also love to meet anybody in the area that is on here as well!

If anybody knows of something, that would help a ton. Thank you!

Hey Cameron, thank you so much for sharing your journey with real estate investing! I actually live over in the South Mountain area in AZ! I recently graduated from GCU in April and work in new homes for Lennar currently. I am still trying to buy my first house, where I want to start house hacking as well. After that, I plan to do as you’ve done over the last year and a half. A couple questions came to mind while reading your post:

What was most difficult for you when you first started investing in real estate?

What are the best real estate investing groups to go to in AZ?

Where are the best places to find tenants?

What tips do you have for someone just starting out?

Hi Salvatore,

First of all, thank you for spending your time helping people get started with real estate investing. I ultimately want to be that good at real estate investing to be able to help others get started as well.

For me right now, I just graduated college last April and are still trying to get into my first house. That’s the biggest thing that has held me back.

With my current job, my hourly pay isn’t enough to get much of a house, but my monthly bonus would get me a lot more. I’ve only been in that job for 6 months, but I want to get started ASAP with getting my first house (I want to start by house hacking and then start buying rental properties). Unfortunately, most lenders need to see at least one year, usually two at a job to recognize and add the bonus into my income.

What other way can I get around this to get into my first house right away?
