Hi @James Chompski! I use Shift Management and they have served me very well and have treated my renters the way I would want them to be treated! They have a very good team of professionals and I’m sure you will agree!

Thank you everyone for the insight! I listened to a combination of all the advice given! We lowered the price, and I requested it be refreshed at a minimum every day! Hopefully we can get it rented soon!

I am trying to rent out a unit in my triplex and my property manager listed it 2 weeks ago already. Being in a hot market, we thought it would be occupied right away. We had 10 showing but nobody has snatched it up yet. My question is how do you keep your property manger on top of refreshing your rental ad? I keep very close tabs on it and Zillow tells me it has not been refreshed since it was posted. I feel as if that is a huge loss in potential leads. Any help is greatly appreciated from my family here at BP. Thanks in advance.

@Chris Winslow I love your answer! The best investors buy in all markets! I do have a quick sub question that ties back in with the original question! How much in cash reserves would you put aside in order to plan ahead for a correction? 6 to 12 months mortgage payments? How do you plan ahead?

@Jacob Milhorn Welcome to BP! I agree with everything Jay said especially the "being creative part". I would also add it definitely helps to have an agent with a lot of connections and a big network who can help you find deals prior to hitting the market. PM me if you would like a few recommendations on investor friendly agents. I never would have found the deal I got on my investment had it not been for having an awesome agent with great market knowledge and awesome connections. I hope this help.

@Drake Baar This is an awesome idea to house hack around Grand Rapids. I just recently purchased my first investment property in 49504, and it has turned out to be a very efficient location for me. If you need any help feel free to reach out to me personally. I plan to be starting work under a real estate agent named Brad Baker who knows the area extremely well and works with dozens of investors in the area. @Frank Boenzi I just bought a turn key triplex with similar rents in the same area for 80k per unit! Hopefully this helps a bit!

Hi BP community!

I have a triplex here in Grand Rapids MI. My leases come up in 5 months, but I want to be proactive and have all the tools and materials ready for when they turn! Does any one have a checklist that they would be willing to share with me or point me in the direction of where I can find one? Any help is greatly appreciated!
