Hey @Martin Gaspar

I myself haven't made my first investment as well  but looking over your deal, you most likely made an okay choice. One thing that I have read and heard on the podcasts is to bring a contractor or inspector or someone with good experience in rehabs to come with you to check out the property, that way maybe what you see as a potential money pit could be clarified with a trusted person in the rehab business. Good luck on finding your first deal!

Hey @Liam Barnes!

Just because you live in the city doesn't mean you have to go out of state, many people on the site and the podcasts say there is most likely good opportunities with 2 hours of everywhere! You may find some deals that work great out of state, but make sure not to rule out an option too soon.

If you haven't already you should start listening to the BiggerPockets Podcast and if you're interested in flipping check out J. Scott's books and blog. All of this information hopefully will get you out of any analysis paralysis and get you to your first deal!

Also, check out J Scott's book and blog on flipping houses. Providing that free service you are offering will be a great way to find someone willing to pay you back in knowledge.

I am sure more experienced investors will post after I have, but I wanted to add my thoughts on what I have been learning. That plan, in theory, is good. You have your goals, how you will attain them, and 2 potential exit strategies. However, at some point during this flip, something is bound to go wrong. It's good that you plan as well as you do, but make sure to be ready for something to go wrong. A tip I just learned is if your hard money lender is hesitant about the deal, it's most likely not a good deal. Also, have you looked into FHA rehab loans? Just a thought. Also, I have read that some many people panic when there house doesn't sell immediately, it takes some time, obviously at some point its time to come up with a different idea, but be patient at first. Overall, in my mind, seems like a good plan. Just be ready not to panic if something goes wrong. Happy flipping!

WOW seems like a great flip. The pictures look great, huge improvement from before. And only 2 days on the market that's great! You said you really didn't get started working until almost a month and a half after you bought it. Were you working on another flip? That seems like a good amount of time before work got started.

You really sound like you have lots of things going for you and a bright future ahead. Going from 65 hours a week working your W-2 job, from being able to golf a couple times a week, sounds like a great way to live. Keep it up!

Hello BP,

As my introductory post said I'm a freshmen at Indiana University and I have been assigned an 'Informational Interview' in one of my classes. 3 months ago I would have tried to contact someone in the banking industry for this assignment. However, with my new curiosity about real estate I am turning to BiggerPockets. The interview can be a short 10-15 minute phone call (or a short meeting if your nearby) and I would have a couple questions about your investing career, how you got there, and what your future goals look like. 

This would be a huge opportunity for me to be able to talk to an investor who already knows about the industry, if anyone would be interested please let me know. I look forward to learning more about your career and real estate investing!

Well, Bloomington would be my ideal market however, I'm not sure I would want to be involved with the college market. So right now I am still unsure, but I am definitely not tied down to Bloomington yet.
