Does anyone have a roofer they like in the DFW area. Roanoke to be exact. Im also looking for a handyman.

 Yeah, I noticed that one but figured there might be a forum specific one. When I typed insurance as a key work it only took me to buy insurance. I thought I might be missing something since im using a Mac.

I don't have an answer to your question but I'm from the the same area as you. I have a hunch that I know what property your looking at. If I'm right, I've been analyzing but don't have the funds to make a move. I'd love to hear if you go for it!

thanks for clearing that up. Makes sense why I was questioning the difference between the asking price and what I though was the appraised value.

@Ryan Murdock you nailed it. In my inexperience I was calling the appraised value what is actually the assessed value on the appraisal districts website. Thanks for clearing that up. 

 So you would get an appraisal once your under contract?

I've been doing a bunch of research and analyzing like crazy. It seems to me that people mostly focus on the cash flow of small multifamily investments, which I understand. When I analyze properties that are appraised at around 130k but are asking 300k, the impression I get is that people are ok with paying well above the actual appraisal value because the property is income producing. Am I right? I could understand how you would pay a high price as long as the rest of the numbers make sense but I also don't want to fall for something dumb and pay to much right out of the gate.
