Florida for sure.  NYC has ways to go, especially with Cuomo's rising taxes on the rich, remote work, etc.

The market is getting really hot again in NYC but from Midtown to Downtown, for ranges between  $450k -$650k. and for some high end properties.  I haven't seen the same for UES, nor Spanish Harlem. Specially in your price range. There is a lot of inventory with new sellers accepting under asking offers.  As you know, Spanish Harlem can have a lot of contrast and a Condo for $850sqft  in that area seems to be on the high price side and it must be in a very nice building and in a very nice area.  And that is very limited in Spanish Harlem and closer to 96th street, rather the further up. (I have only seen those on very specific buildings near Mount Sinai Hospital). Therefore, I believe it will take some time and effort to sell it in that price range so you better start now before your competition gets harder.  I had some mins to spare so I did something for you. I ran a Quick search in my RLS for all condos in East Harlem, priced from $450k to $850k  at $850/sqft or less.  Only three came out and all of them way under $850/sqft.  I suggest you take a look at those on the market and maybe do  better COMPs to determine your correct pricing for this market.

Good Luck!

Thanks, I am close to the 103rd subway stop.  I think it's a great location, near Central Park as well.  The only things I can seem to compare it to is in luxury buildings though.

I would love to discuss !

Good morning,

You should think of selling now, the market has become very active in the city. There are other factors to consider. Reach out if you would like to discuss in detail.

Be well,

What do you guys think of the area ?  Thinking of selling a pre-war Condo at around $850 a square foot.  Wonder if I should wait until end of summer for prices to come up.  Thoughts ?

No, landlords are holding out from even renting due to the eviction moratoriums in place.

Can someone talk to me about the pros / cons of partial interest ownership ? I have the opportunity to purchase 50% of a small, four unit building, which I intended to live in myself, occupying two units.  However, the deal fell through because the banks refused to finance so I'm thinking of a lower all cash offer.  With that, I am still worried about things like the co-owner, an elderly man, getting sick and unable to pay his half of the expenses or worse, him falling so sick that I may be liable for his medical bills.  I would get a lot of space for a great discount, but would I also be inheriting other issues from him ?  The bylaws are worse than a coop with limitations on who you can rent to and right of first refusal on title transfers, although I am OK with that since I intend to live there.
