Hi beautiful people ,I will need to sell a condominium in Hollywood, CA.

At the present moment, it is the unit for sale in the same complex.

Asking 779k.

Same apartment size. One for sale has a patio, mine 

on the second floor has a large balcony.

One for sale has a garage, mine does have storage, not for the car,

but has a parking spot with the roof inside the gated area.

If I would like to bring to a condition like shown on

their ad on Zillow, it would cost me about 40, 60k

How much more and less is the right amount to lower the price,

compared to this one for sale now ?

Starting to be nightmare .

How people from here, who used companies, which provide equivalent of 1031 exchange by crowdfunding investment, found and decide on the company.

Do exist any methods to do due diligence ? Thanks eva

Please do not tell me I need to talk to CPA.

I already have, not much help, I will keep trying.

My situation is really a little bit unusual.

I decided to crack in pieces, and maybe someone can put some light on it.

Tax consequences?

Property bought in 1996

2000 years ago uncontested divorce.

Property 50/50, I live there, in case of sale parties have to be both happy about it.

Because ex did not fulfill another obligation (savings divisions), he wrote a few more QD.

He even wrote QD to my second husband.

Almost 10 years later I went to court, quiet title. (2008?)

My interest 64%, rest between two husbands.

Next thing, second divorce.

(please forgive me)

next, I quit deed all my interest in property to my second ex. ( I guess it was 2009).

He was renting the condo since 2010.

I left the country of the USA the same year, so far did not go back yet.

In 2011 my second ex wrote QD back to me, I did not register this deed till 2016.

In 2016 I did register the deed and pay off my first husband. (the lawyer took care of everything

I only send him the deed and check)

It was 33k and something, based on an appraisal from the year of quiet title  (2008, 300k)

Now I am already an older person and I want to sell really as soon as possible,

the condo is rented and income compared to present value is an insult.

I know the story is the story of human stupidity, and too long, my apology.

What I really please let me help to know is:

What are the tax consequences of this exchange of gifts 

from me to my second ex and from him back to me?

Hello to all friendly members on this forum !

I have rental property, which I want to sell, but ....
gain taxes.
In my case it is exeptionalyl painfull, because I obtained this property
as the part of divorce settlement and I am older person now.
I already spent a lot of money for professional consultations
, it helps but not to the end. ( lack of preperation from my site)

I am in the process now to educate myself , as much as I can about 1031 exchange option.
I want to be able to ask right questions during next expensive meeting with the lawyer or
CPA.

What I am looking for over her, for precious help....

I am looking for recommendation of the websites which offer help with 1031,
and this is their business,
they do not require the client to be accredited investor
they provide the listing of properties for sale
and what very important, they provide at least closely estimated analysis
of the deal. ( price, rent amount, property taxes, other costs etc)


After my investigations , I am the most interested in rural California,
or Atlanta Georgia, or Charlotte North Carolina.
During my searches I found website of type I am looking for, I think it was Atlanta,
their listing was very limited, but provided this analyse.
but I did not save it ( did not realized how preasure it was) and can not find it again.

So please, if someone went through 1031 exchange process, please share the websides
which helped to find the right property, even better if they manage rentals.
My case is so pityful, so the cost to even higher limits is wort it.

My expectations, with flexibility

To have at least 600k from the sale
take 120-150 k cash ( pay taxes on this amount)
Invest in 2 sigle family houses
To have close to 2k cash flow from the rent
possible ? or the dream ?

Hello to all

Please if someone can give  advice .

If after 11 years of renting I would ;

1. move back to property

2. take maximum possible reverse mortgage loan, or any another loan, using property

as corrateral and keep it

3. sell

4. pay back the loan

How all this above would impact the amount, subject to gain taxes, if at all ?

How much income can I expect, after investment of 500k in rental properties ?

All would have to be done on auto pilot.

Trying to plan 1033 exchange.

Due to very high property taxes and HOA

my income is less than 1000 a month, depending on cost of repairs.

I would be able to rent for maybe 500

more, but

I keep the tenant, because he is 10 years over there and I am abroad.

If I would sale I would pay well over 100k

taxes.

any advice, and how to look for investment properties on line,

and whom to trust, I am looking for recommendations.

I am retired.

Hello all ;

I am in shock, and I need advice, who to contact

for information. Please advice.

I own property (a condo exactly) in "hot" area, in 

Hollywood, CA.

The condo is rented. I was checking the estimated value

on Trulia and Zillow for a few, about 5 years.

Thye value was growing slowly, from abour 500k to 

over 700k, 725k was in May 2021, just days ago.

Yesterday I opened Trulia, and the value dropped,about 130k,

in the last 30 days, 18%

I checked other condos in the same complex, the same thing

some, some have "contact for estimate".

Do I have any resources, to contact someone,

for some explanation of what happened?

In 2008 I hired the lawyer to do quiet title on the property (condominium) in Los Angeles .
The court order was issued .
According to the order I possessed 92% of property and my ex husband 8% .
In addition his 8% had determined value of 32k dollars .
In the order I was given the option to pay him off , and after
me depositing money to the escrow , court should
issue the deed from ex husband to me , and I would own 100 %  of the condominium .
Right now in 2016 , I wanted to pay him off and sell the condo .
From the property report I found out that he (my ex), in 2010
took the loan against the property (after court order of quiet title ) loan of 94k dollars .
How was he able to do it , was it legal , and what are my options now
I am living out of US, I am in advanced retirement age .

 The lawyer who did quite title , simply is ignoring my questions .
Can someone help ?regards EB
