What Jonathan said, there are deals all over the place in SA if you keep an eye out. Currently I'm in areas within ~5mi of some of the bigger employers, USAA, etc, and have had good results with that so far.

Actual numbers vs longer term leases.
Is a property manager worthwhile?
VRBO, HomeAway, etc? Are these worth it?
Insurance / Legal issues - This one is multifaceted. Does your locale affect your ability to do short term rentals; and How does someone getting hurt, injured, etc on your property effect things?

I've recently (in the last year or two) come into a multi-family unit out of state. As you can imagine, getting up and running as been a challenge. At this point we've got our heads around the expenses and incomes, however, I have a number of questions about doing business in South Florida.

Things like:

- Are there reliable contractors down there? Our experiences have been... lackluster.
- What are the landlord / tenant rules?
- If there is no written copy of the lease, how does one handle pre-existing tenants?
- What is generally included in a lease? That is, we are currently paying the water bill for the tenant, however, we are metered separately.

Additionally, we're looking for a property manager. We use Birdy in San Antonio, and would like someone just as professional in S. Florida.

I'm relatively new here (been reading up on things for the last few days). On the referral of a friend, I'd like to ask for some advice.

I'm looking to get into real estate with a buy & hold. I've got a pre-approval and have been doing some shopping. At this stage I'm looking at:

Current rents are going for 950-1025 in the area, which after mortgage would leave me with about 300.

I guess my ask is: Can you provide guidance? Should I jump in on this one, or look around a bit more?
