HI everyone here! Need some help and advice here, I am not ready to buy right now but I wonder if this is maybe a good deal that I should not let pass.

I would like to hear your opinion here guys, would really appreciated. :)thanks.

Ok, I found this property online, I am trying to figure out if the numbers makes a good deal for this property.

it is a Bank Owned. Sold AS IS. located in the Bronx.

Asking price= $180,000

2 units (located in a block with SFH and duplex in ok conditions)

(unit 1- 2 BEd- 1 bath

(2 unit - 3 bed - 1 bath )

FUll basement

Acres: 0.0341 -Square Footage: 1,485

Estimated taxes -$2,800

The property needs repairs guessing $25k- really do not know at this point,

it is vacant, no tenants, I have not visited yet.

At this point I also do not know yet for how much I can rent each unit, I need

to find out too.

Running some CMA in the area other properties have been sold

for $250k or more.

I am suppose to talk to the person who has the listing tomorrow.

Hi to the BP community.

First I want to thanks everyone here for all the great info that is share on this site...Thank you.

My goal is to by my first REI property within 6 months (by march 2014), in the Bronx and i am looking for a SFH or a duplex. I already own a co-op in the Bronx area therefore i am a little bit familiar with buying a property using the traditional way. Right now i am focusing in educating myself and in building a good team of people where we all can learn and growth together.

I am reading now for the second time the ABC of REI by Ken McElroy, it is great book :), highly recommended.

Hope to meet investors that are doing business in the Bronx, to exchange ideas, point of views and collaborate with each other.
