Thank you for the input! May I ask, did you get the full package at $49.99 (I think that's how much it costs) or the physical book or audio? If you got the full package, do you recommend going that route?

Hi BP members, I'm about to order some books on negotiation and would love you input.

What is the best book or books you've read on the topic of negotiation? Has the book's content actually helped you improve as a negotiator? I'm all about the books that can be translated to have an impact in real life - not the kind that is just filled with new/cool ideas to chew on. Thanks!

@Brodyn Beauchat, I agree with @Alex Deacon

Right now it sounds like you don't have that much capital but you have the time and hustle. Think of your first few deals in your town as tuition fee. You probably won't become wealthy by doing those deals but you are educating yourself so you can go forward and do better deals in the future. 

Another options is - if you don't absolutely have to be in that depressed town and especially if you are young and unattached without children, you could consider getting out of your town and go to a nearby city where there is more action in terms of real estate. I would probably go that route if I were in that situation. The world is your oyster!:)

Your welcome letter will set the tone of your relationship with your tenants. The welcome letter should include key elements such as:

How and where to pay rent

Contact information for property manager and leasing agents

Property rules and regulations

Important phone numbers

Your system for handling maintenance requests

It’s always a good idea to include a positive comment about good working relationships. You’ll also want to include information on rewards programs such as new tenant referrals.

Have you read The book on managing rental properties by Brandon and Heather Turner? If not, I think it would be a good resource to have not just to get the information you mentioned above but for being a landlord in general:)

@Joseph M. Thank you so much for the article! I read the whole thing. I like when hospitals come into an area because it brings it a large number of stable jobs and for the most part hospital workers, especially nurses, make fantastic renters.

How you plan on financing your properties will be a factor. If you are looking at conventional loans, then I don't think your property will be allowed to be owned by the LLC. You will need to look into business loans to do that. If you are unsure at the moment on what to do and are worried about liability, get an umbrella policy. They are affordable and provide a million dollars of personal liability insurance.
