Guys - thanks for taking time to provide your input / advice, very much appreciated.

It's clear that I'm really green at this and am glad that there's this forum for folks to call me out when my ideas don't make sense. I'm certainly open to investing elsewhere (especially if that's a better investment option), just thought it would be good to do it local for some landlording experience.

If it's ok, I'll reach out to each of you and connect briefly either over the phone or in-person to get your advice (no worries if you can't), figured I should learn more from the pros then getting ideas from Seller's marketing.
