Member of a small REIA. We would like to set up a shareable/ editable document with contact information, ratings and other information on local contractors. What’s the best way to go about this. Many of our members are older and not very tech savvy.

Doing a project in a C- neighborhood.  Already lost about $400-$500 in lumber.  What's the best security systems to help curb my materials from walking away?  Simplysafe? Or something comparable?

Have a couple LLCs, with a couple of properties in each, all under a holding company. How would you set this up in Quicken Rental manager? Appreciate any suggestions.

We basically are rehabing buy and hold rentals. Currently we are using a Home Depot Commercial Revolving Charge card for the majority of our purchases.  I like the detailed billing statements.  We are in need of an additional card for to cover other expenses. Would love something that imports into Zipbooks.  What's your suggestions..

New to Smartmove. So far I have run a Smartmove report on 3 tenants. All three appear to have dismal tenant scores 478-485. Are these as bad as I think they are? What is a median and a good score? Is there a legend somewhere that explains the report?

Most of the Atlanta suburbs are good rental areas.  Getting tough to find what I consider deal though.

If you want to try the sander ( I have considered it) look to purchase one instead of renting. eBay has a ton of them.

Another option other than HF is refurbished tools. Had some great luck with mine. Several quality resellers out there.

You may want to check out this product. http://www.midwestchemicals.com/countertops_refinishing-content.aspx. I have used it for countertops, tile, porcelain sinks and even boat floors with great success. Holds up amazingly. Find a local installer, or purchase the special equipment to install yourself. I purchased mine used and it paid for itself several times over. It's a very simple process.
