Corey Besner I've teamed up with Justin Silverio for his apprenticeship program and I've learned SO much in the past few months that I've been with him. He is a great resource and I highly suggest reaching out to him. Definitely try to attend at least 3 networking events and meet more people. I've talked to other investors at many of these and have been able to pick their brains with questions that I have about this business. You may also want to join investing/flipping groups on MeetUp and attend their events as well. Best of luck! Hopefully I'll see you on Justin's next mastermind call :)

Hey Bill,

I have no idea if they are on active duty as I haven't started digging too deep on this. The order was directed towards them & their attorney for the objection. 

I was just hoping to find someone on here that has dealt with something like this before. I have access to the cash and want to purchase the property.

You are right, I am doing it to make money. Being a Veteran myself, if I can alleviate any headaches that they are dealing with then why not?

I found a property that is obviously abandoned. After doing some research on the home I've found that the original deed is not assumable without VA approval. In 2011 an Order of Notice was given by the Land Court/ Trial Court Department from their bank to object to a foreclosure proceeding. There are no other recorded documents after this. My question is, would it be worth pursuing this property? If so, what would be the best way in doing so. I don't want to add any stress to the current owners should the veteran be deployed but I also want to help them out since the condition of the home continues to deteriorate. Thanks so much!

I agree with Jeff that bamboo is a great option. You could always do hardwood looking tile as well. :)

I'm new to the investing side as well and I live in Boston. You have to go out and hustle. Don't depend on people coming to you. Go out and find the money. Pick a neighborhood to focus on, print out a map, bring a highlighter with you and drive up and down every street. Look for the distressed properties and create a list. Jump on masslandrecords.com and see what you can find out about the owners. See if any recent deeds have current home of records or if the properties have liens on them. Talk to neighbors and mailmen. Leave one of your signs on the property. Google the owners name and try to get a phone number. BE PROACTIVE! While you are at it, attend at least 3 local networking events. Ann Bellamy has a great one called Black Diamond which meets in Waltham and in Worcester. Justin Silverio has a quarterly one as well at one of his rehabs and goes over the whole process from acquisition to selling. Surround yourself with those succeeding at it here in MA and you are bound to get the ball rolling.

Welcome Blaine! We have a real estate company and dog walking company in Southie. We lived there for 8 years before moving to the Savin Hill part of Dorchester. I actually joined Biggerpockets because of all of the development that is happening in South Boston. The amount of 3 family condo conversions really interested me so after doing some searching online, I found my way here.

You can certainly find multi's in those neighborhoods at that price range, many of which are on the MLS. Another avenue would be to purchase an absentee owner list from Listsource and see if any of them are interested in selling. The networking events are key too!

There is a strong community here in MA. I would suggest attending the networking events in the area. @Ann Bellamy has a great event called Black Diamond held the 4th Tuesday of the month in Waltham. @Justin Silverio also has a great meet up at rehabs that he's done. Even if you aren't interested in flipping or rehabbing, the networking and people you meet will open doors for you. There was a gentleman at Justin's last event that will be having an event specifically for multi-family investing. I don't remember the dates off the top of my head but I'm sure Justin knows.

You should also join Meetup and join the different investor groups. They are always holding events and you can acquire properties through the people that you meet and learn more about buy & holds. Boston Wealth Builders is a great group on Meetup and I believe focus on the Dorchester area.

In the past couple of months that I have been on BP, I have learned a ton from listening to the podcasts and reading through the forums. I've also met many of the key players at the networking events. The BP community is fantastic because everyone is here to help other out.

We use google voice as well. The great thing about it is that you can search for a number that spells something out making it easy for people to remember. We actually played around with different words and found a combination in our area allowing us to have the number (781) 73 WE BUY

Welcome Amber! Even though I am a broker, I'm also newish to BP and the investing side of the real estate business. The best thing that you can do is attend any local networking events. Mike LaCava has a great meet up in Plymouth every month called the House Flipping School. They have a wealth of knowledge and many great contacts. Through BP I've also joined up with an established investor for an apprenticeship with his company. There is a ton of valuable information on this site and an even better network of like-minded professionals. Set up your keywords and if you see an opportunity come up, jump on it! Hopefully we'll meet at one of the events. Good luck :)
