Post: forming our first LLC

Hey Dawn, 

I like to set up an LLC for my properties to provide a corporate veil. This protects me in-case someone decides to file a lawsuit, I will not be personally liable.

To my knowledge, the best states to have an LLC are Nevada and Wyoming. Google should be able to verify this for you.

Hey Samuel,

Being an agent definitely has it's perks, however you should be working even longer hours if you want to be really successful. Also, many people do not receive business until after the first 6-8 months. I'm not trying to scare you, but be prepared for being an agent if you choose this path. You have to lead your business and pave your path, instead of your job paving the path for you.

Being an agent also has it's perks, you have no ceiling of the money you can make. You are more flexible with your hours, since you are your own boss.

Hey Troy,

If you don't want the hassle of multiple properties, I would sell your current properties to purchase a 20+ unit building. This at least bundles your units together under one roof and focusses your building as one business, in itself.

Hey Ryan,

To my knowledge, it is possible. You would have to split the lot and create new address, which could cost you a lot of money and time. This will all have to permitted by your city, along with permission from the current owner.

Have you considered purchasing the entire parcel and renting the main home back to the current owner? This route might be easier and less stressful.

Hey Julian,

There will always be investors out in the world willing to fund your project, you just have to find them. Talk to the investors as if you are helping them flip their money. Sure you make money on the project too, but make the deal about them. Investors may like to see it in "ROI" form, to compare it to other opportunities.

Are you giving them a timeline for their money (How long the deal will take in total)? Do you have comparable properties to show your investors?

Sorry that the happened, I wouldn't be very happy. If I could save $8k, I would submit my own taxes. Hopefully yours are done properly!

If he has not completed your taxes, should he be payed? That is a decision you will have to make from the stories and everything that has happened. 

I am not a tax expert, but you may want to file your own that your trust. Then you can search for a new accountant for next year!

Hey Gilbert,

I would check out local comparable rental to decide what flooring to put in. You should find something relatively inexpensive, that will also keep your monthly rent high.

If you are working with a property manager, they should be able to help you with finding your ideal flooring.
