Im looking to buy property in the US as someone who has a swiss citizenship and a hong kong citizenship and i was wondering what is the easiest way for me to obtain a mortgage to buy an apartment complex for the same requirements as an american. If i had an american partner would it make my investing easier in that sense?

if i had half a million to invest into property and did not know where to start, would it be wiser to start by buying an apartment complex then go from there or would it be wiser to buy multiple four plexs and then move up from there where after i have payed off all of the properties i am able to cover the mortgage for the large property to help pay it off faster. If i wanted 100k usd in passive income by the time i retire, what would be the better route?

If money was not an issue and i had 100,000 USD on the side to put for down payments, would investing in expensive cities like los angeles be a good idea because of the rental occupancy rate there, or would it be wiser to invest it in somewhere that has a lower occupancy rate but i can buy more with 100,000 in down payments.

If there was a property listed for 150 000 and you had 150 000 would you pay it in full or get a loan for 10% if the goal was to use the rent from that property was to pay off future house purchases. The rent would be 2500 - 3000 and loan is over 10 years at 4%. What would you do if your goal was to have 200k/month in 30 years from now from rentals.
